Are you tired of not being able to sell your house? First of all, make sure that your house is priced right, in good shape and condition, in a good location, and your listing agent is easy to work with.
If you still fail to get offers, you need not worry. In this case, your marketing plan is most probably the problem!
In the present scenario, it is of utmost importance to have an aggressive written marketing plan. The plan should be made as an addendum to your listing agreement. This will let you cancel it should the agent fail to perform as promised.
For making an aggressive marketing plan, ask your agent to effectively use the latest technologies and get attuned to the new information age. Bear in mind that a good agent will not hesitate to spend thousands of dollars marketing their listings.
Another important aspect is the lock-box. It brings you to ease of showing. Bear in mind that if you do not permit your agent to put a lock box on your door, you will end up missing out on a huge part of the showing market.
It so happens that when a buyer comes to an agent, the latter first analyzes the potential buyer’s needs. Once he is done with the in-depth interviews, he will separate the possible showings into two piles: properties with lock boxes and properties for which the agent must make an appointment.
Now, since both the agent and the buyer are on a very tight schedule, they will, no doubt, prefer all the easy-to-show properties.
Thus, if your house does not have a lock-box, you will miss the first few rounds of showings. In this way, even if your house is the best one in the city you tend to loose that sale.
